The Senior Real Estate Administrator has operational responsibility for the following areas of the corporate real estate function: Lease administration management, transaction management and real estate portfolio management. The position is responsible for protecting the property rights for the approximately 2.5M square foot TDS Telecom (TDS) real estate portfolio consisting of approximately 600 properties in 34 states which generate over $1B annual revenue. The position is responsible for managing a national facilities maintenance vendor that provides preventive maintenance, routine maintenance, break/fix, and facilities project management services for all 600 of our properties with an annual $5M budget. Responsibilities include managing the vendor systems, approving vendor payments, monitoring vendor performance and taking appropriate corrective action as required, partnering with Field Services to make decisions such as repair or replace, and building institutional knowledge on our maintenance spend to manage our facilities more efficiently over time.
This is a 100% remote, work from home position, in any of the 40+ US states in which TDS Telecom operates.

For leases where TDS is the tenant, assure we comply with all lease terms and conditions, track all lease renewal options and terminations and assure rents are paid timely and accurately. For triple net leases, process the annual reconciliation of estimated operating expenses to actual expenses paid. Prior to lease expiration, evaluate the terms of pre-negotiated lease renewal options in order to measure against market rates and decide whether to renew, re-negotiate or terminate leases and move to a new location. Communicate with landlords on day-to-day lease issues as they arise. For leases where TDS is the landlord, assure both TDS and tenants comply with all lease terms and conditions, monitor lease expirations and terminations and assure tenants pay their rents timely and accurately. For triple net leases, process the annual reconciliation of estimated operating expenses to actual expenses paid. Negotiate with the tenants to renew or terminate the leases based on measurement against market rates. Communicate with the tenants on day-to-day lease issues as they arise and provide services required of TDS in the leases. Process alteration requests from the tenants when they want to modify the TDS towers or buildings they occupy. Assist with the management of all real estate transactions resulting from the real estate strategy including renewing existing leases, acquiring new leases, terminating leases no longer of value and selling unneeded property.

Manage real estate issues which arise for the 500+ owned TDS properties. Includes responding to requests from municipalities, other government agencies and private parties. Includes dispute resolution with neighbors and other parties.
Assist the Manager – Real Estate & Facilities with the development and implementation of the real estate strategy for the 600 property real estate portfolio consisting of leased and owned properties with the following goals: Align with supporting TDS Telecom's business goals, improve individual and team productivity, provide flexibility to change as the business changes, improve utilization, and reduce occupancy costs.
